In Ukraine, a country with a growth of 7 to 8% in recent years and with 48Mios inhabitants of whom 3,5Mios in Kiev, there is today a serious shortage of Class A warehousing. A recent survey showed that of the actual 360.000m² of warehousing in the Kiev region, only 50.000m² are Class A warehouses and another 150.000m² warehouses are under construction. All this while a demand of modern warehouse spaces in the next 4 to 5 years is expected of at least 400.000m².
VALERES has recently taken a significant position on the west ring road of Kiev (20Ha, 8Kms from Kiev Center) and on the M-06 highway from Kiev to the west (known as E40 in Belgium) for the development of a distribution and/or logistics center. In these locations, Ukrainian as well as international clients can locate their hub going from 5.000 m² up to 40.000 m². Building permits are expected before end 2007 and the first part of the project next to the M-06 (20.000m²) will be delivered in the summer of 2008.
Besides Kiev, VALERES is following the expansion of local distributors and international logistic providers by securing several plots of land in the key regions of Ukraine (with more than 750.000 inhabitants per city): Lviv (West Ukraine), Odessa (South Ukraine) and Kharkiv and Zaporizija (East Ukraine).
Other East European countries
In Slovakia, VALERES is also offering several plots of land for light industrial or distribution purpose. The focus of the activity is in the Eastern part of Slovakia: Kosice and Presov. Last but not least, VALERES has started to investigate the Romanian market with available plots for warehousing purpose in Bucharest. Others contacts are going on in Oradea (Hungarian border).
Hordain, France
In Hordain, 10Kms south of Valenciennes, VALERES developed already tailor-made warehouses at the demand of GEFCO, BILS DEROO, LEAR and INERGY for more than 35.000 m². On this site, next to the A2 highway between Paris and Valenciennes, there is still the possibility to build some warehouses from 5.000 m² on. Building and environmental permits are already obtained.
